How the calculation works

Most CPI clauses set the new rent as the old rent multiplied by the ratio of two index numbers, so the change is (index now ÷ index at last review) − 1. Caps and floors then limit that percentage, and an upward-only clause stops it going below zero.

Worked example. Rent $100,000; index 130 at the last review and 135.2 now. The change is 135.2 ÷ 130 − 1 = 4%, so the new rent is $104,000. With a 3% cap the new rent is $103,000.

Check the wording of your own lease. Clauses differ on which index and quarters apply, how many decimals are used, whether the cap applies to a single year or the whole period, and whether the new rent is rounded. This calculator does not know which index series your lease names, so you supply the numbers.

Tenuta IQ calculates every index-linked review across a portfolio and diarises the notice dates. Check your head lease, sublease and franchise agreement dates too.
